1. Introduction and Scope
1.1 Yirental Inc., together with its subsidiaries and affiliates ("Yirental," "we," "us," or "our"), is committed to protecting your privacy. This Privacy Policy explains what personal information we collect, how we use and share it, how we protect it, and the choices and rights you have.
1.2 This Privacy Policy applies to our websites (including www.yirental.com), our mobile applications, and our services (collectively, the "Services"), which include: (a) our Marketplace Platform, where landlords list residential rental properties and renters search and connect with them; and (b) our Managed Stay Services, under which Yirental operates or manages short-term rental properties across the United States ("Managed Properties") and hosts guests who book directly with us or through third-party booking channels such as Airbnb, Vrbo, Booking.com, and Expedia ("OTAs").
1.3 This Policy covers all users of the Services, including marketplace landlords and renters, property owners who engage our management services ("Owners"), and guests who stay at Managed Properties ("Guests") — including Guests whose booking data we receive from an OTA, even if they never visit our website. If you book through an OTA, the OTA's own privacy policy also applies to the data you provide to that OTA.
1.4 By using the Services, you acknowledge this Privacy Policy. Where consent is legally required for a particular processing activity (for example, certain marketing communications or precise location), we will request it.
2. Information We Collect
2.1 Information you provide to us. (a) Account and profile information: name, email address, phone number, password, profile photo, and preferences. (b) Listing information (landlords and Owners): property address and details, photos, pricing, and availability. (c) Identity verification information: where we verify identity for bookings or high-risk transactions, a government-issued photo ID and related verification details, collected and processed through third-party verification providers; any biometric-related verification (such as a selfie comparison) is performed by our providers with notice and consent where required by law, and we do not receive or store raw biometric data. (d) Booking and stay information: reservation dates, occupancy details, house-rule acknowledgments, and communications with our support and guest-experience teams. (e) Payment information: processed by third-party payment processors; we do not store full payment card numbers. (f) Owner financial information: bank account details for payouts, taxpayer identification (e.g., W-9), and tax, permit, and license information needed to manage the property. (g) Communications: messages sent through the Services, emails, text messages, and customer-service calls (which may be recorded or transcribed with notice where required).
2.2 Information collected automatically. When you use the Services, we and our service providers automatically collect: device and browser information, IP address, referring/exit pages, pages viewed, clicks, timestamps, crash and performance data, and approximate location inferred from IP address. Our mobile apps may collect precise location only with your permission. We use cookies, pixels, software development kits, and similar technologies as described in Section 6.
2.3 Information from third parties. We may receive: (a) booking and guest information from OTAs (such as name, contact details, party size, and stay dates) to fulfill reservations at Managed Properties; (b) results of identity-verification, fraud-prevention, and — where permitted by law for bookings — background or registry screening from specialized providers; (c) information from Owners, homeowners' associations, utilities, and prior property managers needed to onboard and operate Managed Properties; (d) information from social-login providers if you choose to sign in that way; and (e) information from analytics and advertising partners.
2.4 Information collected at Managed Properties. For the safety of guests, neighbors, and properties, Managed Properties may be equipped with exterior security cameras, smart locks, and noise-level monitors. These devices are disclosed in the listing. Noise monitors measure decibel levels only and do not record conversations. We do not permit cameras inside Managed Properties.
3. How We Use Information
We use personal information to: (a) provide, operate, and improve the Services, including creating and managing accounts, listings, bookings, and stays; (b) process payments, deposits, damage claims, and Owner payouts and statements; (c) verify identity, screen for fraud and safety risks, and secure the Services and Managed Properties; (d) communicate with you about bookings, stays, maintenance, and support; (e) coordinate cleaning, maintenance, and repairs at Managed Properties; (f) collect and remit occupancy and lodging taxes, and obtain and renew short-term rental permits and licenses, where we do so on an Owner's behalf; (g) send marketing and promotional communications, which you can opt out of at any time; (h) personalize content and measure the performance of the Services and our marketing; (i) comply with legal obligations and enforce our agreements; and (j) for other purposes disclosed to you at the time of collection or with your consent.
4. How We Share Information
4.1 We do not sell personal information in exchange for monetary consideration. Certain disclosures to advertising and analytics partners described in paragraph (h) below may constitute a "sale" or "sharing" under some state privacy laws; you may opt out as described in Section 7. We share personal information only as described below.
(a) Service providers. We share information with vendors who perform services for us — including payment processors, identity-verification and screening providers, cloud hosting and analytics providers, communications platforms, and insurance partners — under contracts that limit their use of the information to providing those services.
(b) Field service vendors. To operate Managed Properties, we share limited Guest information (such as name, stay dates, and contact details where necessary) with housekeeping, maintenance, and other local service vendors so they can perform their work.
(c) OTAs and booking channels. When stays are booked through an OTA, we exchange reservation, availability, pricing, and messaging data with that OTA to manage the booking.
(d) Owners. Where required to comply with law, HOA rules, or the Owner Agreement, we may share limited booking information with the Owner of a Managed Property (for example, stay dates and occupancy counts). We do not provide Owners with Guest payment card details.
(e) Other users. Information you post publicly (such as listings, profiles, and reviews) is visible to other users. Marketplace landlords and renters see the information each party chooses to share to facilitate a transaction.
(f) Legal and safety. We may disclose information if required by law, subpoena, or other legal process; to government authorities where legally required; to protect the rights, property, or safety of Yirental, our users, Guests, Owners, or the public; or to enforce our Terms of Service.
(g) Corporate transactions. If Yirental is involved in a merger, acquisition, financing, or sale of all or part of its assets, personal information may be transferred as part of that transaction, subject to this Privacy Policy or one that is at least as protective, and we will provide notice of any material change in ownership or use of your personal information.
(h) Advertising and analytics partners. We may share identifiers and internet-activity data (such as hashed email addresses, cookie IDs, and usage data) with advertising and analytics partners to measure and deliver relevant advertising. Under some state laws this may be considered "sharing" or "targeted advertising," and you may opt out as described in Section 7.
(i) With your consent or at your direction, we may share information with other third parties.
5. Aggregated and De-Identified Data
We may use and disclose aggregated or de-identified information that can no longer reasonably be linked to you for any lawful purpose, including analytics, research, and improving the Services. We commit to maintaining such data in de-identified form and not attempting to re-identify it, except as permitted by law to test our de-identification processes.
6. Cookies and Tracking Technologies
6.1 We use cookies and similar technologies in four categories: strictly necessary (authentication, security, fraud prevention); performance and analytics (understanding how the Services are used); functional (remembering preferences); and advertising (measuring and delivering relevant ads). Session cookies expire when you close your browser; persistent cookies remain until they expire or you delete them.
6.2 You can control cookies through our cookie preferences tool (where available), your browser settings, and industry opt-out tools operated by the Network Advertising Initiative (optout.networkadvertising.org) and the Digital Advertising Alliance (optout.aboutads.info). Disabling certain cookies may limit some features of the Services.
6.3 We honor Global Privacy Control (GPC) browser signals as a valid opt-out of sale/sharing and targeted advertising where required by applicable law. We do not currently respond to "Do Not Track" signals.
7. Your Privacy Rights
7.1 Depending on your state of residence (including under the California Consumer Privacy Act as amended by the California Privacy Rights Act, and comparable laws in Colorado, Connecticut, Delaware, Montana, New Hampshire, New Jersey, Oregon, Texas, Utah, Virginia, and other states), you may have the right to: (a) know and access the personal information we hold about you, in a portable format; (b) correct inaccurate personal information; (c) delete your personal information; (d) opt out of the "sale" or "sharing" of personal information, targeted advertising, and certain profiling; (e) limit the use of sensitive personal information to permitted purposes; (f) not receive discriminatory treatment for exercising your rights; and (g) appeal a refusal of your request, where state law provides an appeal right.
7.2 California residents: In the preceding 12 months we collected the categories of personal information described in Section 2 (identifiers; customer records; commercial information; internet or other electronic network activity; geolocation data; audio and visual information; professional information; inferences; and sensitive personal information, namely government-issued identification collected for verification and precise geolocation collected with your permission), from the sources and for the purposes described in Sections 2 and 3, and disclosed them to the categories of recipients described in Section 4. We use sensitive personal information only for the purposes permitted by the CCPA (such as providing the Services, verifying identity, security, and fraud prevention) and do not use or disclose it for purposes requiring a "right to limit." California's "Shine the Light" law also permits you to request information about disclosures to third parties for their direct marketing purposes.
7.3 To exercise any right, email team@yirental.com with the subject "Privacy Request," or submit a request through the contact options in the app or website. To opt out of sale/sharing and targeted advertising, you may also use the "Your Privacy Choices" link on our website or enable GPC in your browser. We will verify your request using information associated with your account or, if you do not have an account (for example, you booked through an OTA), using booking details such as your reservation confirmation number and the contact information used for the booking; we may ask for additional information where necessary. You may use an authorized agent, in which case we may require proof of authorization. We will respond within the timeframe required by applicable law (generally 45 days, extendable where permitted).
7.4 Note for Guests who booked through an OTA: your booking data is also held by the OTA, and requests concerning that data may need to be directed to the OTA as well.
8. Data Retention
8.1 We retain personal information for as long as needed to provide the Services and for legitimate business purposes — such as maintaining booking and transaction records, tax and accounting compliance, fraud prevention, insurance, and establishing or defending legal claims — and as required by law. Retention periods vary by data type and context; for example, transaction and tax records are retained for legally mandated periods, while marketing preferences are retained until you opt out.
8.2 If you request deletion or your account is closed or suspended: (a) we may retain information as necessary for the purposes above — for example, if an account was suspended for fraud or safety, we may retain limited information to prevent that person from opening a new account; (b) reviews and forum posts you shared publicly may remain visible but will be de-attributed from you; and (c) residual copies may persist in secure backups for a limited period before being purged on our normal cycle.
9. How We Protect Information
We maintain administrative, technical, and physical safeguards appropriate to the nature of the information — including encryption in transit, access controls, and monitoring — and we require our service providers to protect personal information they process for us. No method of transmission or storage is completely secure; if a breach affecting your personal information occurs, we will notify you and regulators as required by applicable law.
10. Children's Privacy
The Services are intended for adults. We do not knowingly collect personal information from anyone under 18. Minors may stay at Managed Properties only as part of a booking made and supervised by an adult, and we collect only the limited occupancy information the adult provides. If you believe a child has provided us personal information, contact us at team@yirental.com and we will delete it.
11. International Users
The Services are operated from the United States, and personal information is processed and stored in the United States, where privacy laws may differ from those of your country. If you use the Services from outside the United States, you understand that your information will be transferred to and processed in the United States.
12. Third-Party Links
The Services may link to third-party websites and services. This Privacy Policy does not apply to them, and we are not responsible for their privacy practices. We encourage you to review the privacy policies of any third-party site you visit, including any OTA through which you book.
13. Communications and Marketing Choices
13.1 We send transactional and service communications — such as booking confirmations, stay instructions, security alerts, and policy updates — which are necessary to the Services and generally cannot be opted out of while you maintain an account or an active booking.
13.2 You may opt out of marketing emails via the unsubscribe link in each message, and of marketing text messages by replying STOP. Opting out of marketing does not affect transactional communications.
14. Changes to This Privacy Policy
We may update this Privacy Policy from time to time. If we make material changes, we will notify you at least 30 days before they take effect — by email to the address associated with your account or by prominent notice on the Services — and, where required by law, we will obtain your consent. The "Last Updated" date at the top reflects the current version. Your continued use of the Services after the effective date constitutes acknowledgment of the updated Policy.
